Irene McCoy Gaines Apartments

All 150 units in the 17-story building received updated HVAC, electrical and plumbing systems. Additionally, every unit was given new flooring, paint, LED lights, kitchens and baths, and air conditioning and thermostats. New amenity spaces, such as a redesigned dining and community room, an exterior courtyard, and upgraded laundry spaces, were added. Internet connectivity and Wi-Fi were also upgraded in all common areas and units. As occupied rehab construction, the project was coordinated and carefully sequenced to ensure safe, smooth delivery with minimal interference with resident lives. Salud Center

A 101-unit, 140,000-square-foot residential building in South Chicago at 3039 E. 91st Street, providing affordable housing for low-income seniors. As occupied rehab construction, Skender and POAH coordinated the temporary relocation of residents while individual units were renovated. Careful construction sequencing and logistics ensured safe, smooth delivery and minimal interference with residents’ lives. Working in five-day construction cycles, Skender turned around six units per week, including new flooring, lighting and plumbing trim in-unit bathrooms and kitchens. Skender also renovated the common areas and completed a full upgrade of the boiler room equipment, replacement of the façade exterior insulation finishing system, and a new thermoplastic polyolefin roof.
